The Daisy walkthrough: Proactive and data-driven
Proactive management is the key to a well-run building with happy residents. At Daisy, we track the health of our buildings across five key metrics - maintenance, financial health, regulatory compliance, community engagement and resident & board satisfaction. Preventative maintenance is a crucial part of our proactive approach. When we take over management of a building, we perform a comprehensive audit, including a walkthrough. This helps us identify system risks and opportunities for improvement, which we use to craft a tailored building health plan.
We perform a monthly building walkthrough - which covers over 200 inspection points, serving multiple purposes:
- Identifying and addressing potential issues before they become problems
- Working closely with building supers to maintain high standards
- Building strong relationships with the onsite team
- Ensuring all amenities are well-maintained
During these walkthroughs, our Facilities Operations Manager:
- Inspects all areas of the building some text
- Takes meticulous photos
- Assigns a 1-5 score for everything from cleanliness to system functionality
- Reviews a dynamic list of issues flagged in previous walkthroughs, ensuring they’ve been resolved
At the end of each walkthrough a new action item list and a monthly walkthrough score are generated. The action items are reviewed and assigned to the right person, whether onsite team member or a vendor or our project management team. Daisy board members can access their walkthrough report and track all action items on their dashboard. Our goal is to improve the walkthrough score month over month, making buildings better run, more efficient, and more vibrant.
